Construction Manager – Commercial
A Construction Manager (CM) to run all interior construction projects for a seven building, 1.2 million sf Manhattan office building portfolio. Work includes all interior buildouts including tenant spaces, pre-built projects, common area renovations, capital improvements and local law compliance. The CM will be responsible to work with existing and prospective tenants, leasing brokers, architects, engineers, contractors and sub-contractors. The ability to source new vendors to improve efficiency of construction execution will be a significant factor. Responsibilities include coordinating and managing all necessary resources throughout the entirety of the project, from pre-project budgeting through closeout. The position reports directly to the Executive Vice President, Asset Management.
- Should have minimum five years’ experience in managing commercial interior renovation projects with strengths in construction administration, business communications and project management.
- Should have a broad range of knowledge of all building systems including MEP, sprinkler and Fire Alarm systems.
- Write scopes of work or RFP’s, distribute and log subcontracts, write required contract riders and purchase orders and confirm compliance with project insurance requirements are being followed by the Contractor.
- Create & maintain construction project budgets, schedules and plans and revise as appropriate to meet changing needs and requirements.
•Manage day-to-day operational aspects of the project and scope.
•Review deliverables prepared by tenants, team members and contractors/consultants.
•Ensure construction project documents are complete, current, and stored appropriately.
•Manage internal workflow spreadsheets, financial workbooks and purchase orders.
•Participate in regular status meetings with project team, which includes leasing brokers, building management and tenant representatives.
•Effectively communicate timelines, budget issues and other relevant construction and planning project information to superiors.
•Resolve and/or escalate project issues in a timely fashion.
•Manage day-to-day interaction and coordination with outside architects, engineers, expeditors and other project related vendors.
