The Director of Real Estate reports to the Corporate Director of Real Estate. He/she is responsible for the execution and overall real estate strategy for the assigned locations.
Directs all property management planning, operations, staff, resources and related activities for tenant and guest facilities and offsites at the assigned campus.

|
* Actively manages assets to maximize return on equity and increase long term economic value. |
| |
|
|
| |
|
* Responsible for financial management of properties to enhance the property value |
| |
|
|
| |
|
* Prepare annual and long range operational, condition and financial assessments, plans and reports |
| |
|
|
| |
|
* Develop comprehensive presentation materials that include exhibits of a property’s merits, financial valuation and analysis, market analysis and evaluation of established metrics. |

|
|
| |
|
* Using enterprise-wide format and, working with the Corporate Director and the Director of Finance, prepare annual operating budgets, and one year and longer term capital budgets for the site. |

|
| |
|
* Oversee strategic business plan for properties and devise strategy for performance of properties |

| |
|
* Oversee compliance |

|
MANAGEMENT |
| |
|
* Work directly with Hospital executives to understand current and future business requirements and builds business plans accordingly. |

|
|
| |
|
* Provide periodic reports on achievement of strategic objectives. |
| |
|
|
| |
|
* Review and interpret market and economic trends that may impact properties |
| |
|
|
| |
|
* Assess all programs, and as necessary implement new processes to ensure that such programs are ongoing and effective in extending the value and life of the property’s assets. |

| |
|
* Assist in lease negotiation process to ensure all business terms are incorporated in leases |
| |
|
|
| |
|
HUMAN CAPITAL |
| |
|
* Provide direct management, feedback, instruction, guidance and direction to staff. |
| |
|
|
| |
|
* Organize and direct personnel recruitment, retention, evaluation, training and succession planning |
| |
|
|
| |
|
CUSTOMER SERVICE |
| |
|
* Serve as Interface between outsourced vendor(s), senior management and business units. |
| |
|
|
| |
|
* Develop and implement strategies to improve measured customer satisfaction. |
| |
|
|
| |
|
* Establish and excute proactive strategies targeted at developing and managing relationships with vendors and customers |
| |
|
|
| |
|
REGULATORY |
| |
|
* Directs the identification and implementation of policies and procedures within the |
| |
|
|
| |
|
* Work with the RE Director of Finance to regularly assess property rent and operating results. Oversee collection and legal processes |
| |
|
|
| |
|
MINIMUM QUALIFICATIONS AND EXPERIENCE |
| |
|
* BA in business or real estate or related field required. |
| |
|
|
| |
|
* A minimum of 12 years of residential property management experience. Some commercial property management experience preferred. |
| |
|
|
| |
|
* Must be able to complete a variety of different financial analysis on various real estate opportunities and use the same to evaluate business opportunities and make recommendations on the same. |

| |
|
* Must possess excellent communication, negotiation, influencing and leadership skills. |
| |
|
|
| |
|
* Ability to present data and recommendations in a concise manner to Senior Leadership. |
| |
|
|
| |
|
* Proficiency in Microsoft applications (Word, Excel, PowerPoint, Access). |
| |
|
|
| |
|
* Superior team leadership, supervisory and organization skills, with proactive orientation to achieving positive results. |
| |
|
|
| |
|
* Good judgment under stressful circumstances. |
