Project Manager/Engineer - Degree Required

 

POSITION SUMMARY

 

Our client is an owner, developer and manager of commercial real estate with over three decade of experience within all asset classes. The company currently owns and manages six retail shopping centers consisting of more then 1.25 million square feet within the New York to Philadelphia corridor, in addition to its portfolio of multifamily, office and development properties. They also own and operate several parking garages on the west side of Manhattan.
Our client is currently seeking an Engineer for its portfolio of owned properties with particular emphasis on the retail and NYC garage portfolios.

Essential Responsibilities

Reporting to the Director of Asset Management, who will provide supervision, guidance and evaluation of work performance, this position will have responsibility for operation, maintenance and modifications of all building mechanical, electrical, and plumbing systems and for overseeing structural engineering issues associated with the shopping centers, parking garages and redevelopment properties. Responsibilities will include but are not limited to:

  • Supervision of all capital projects and development of specifications and recommendations for any capital improvement work required across the retail, office and parking garage portfolio
  • Provide construction/engineering review of plans for all proposed landlord and tenant improvement projects
  • Monitor contractors for quality and timeliness of completion for any tenant build out or expansion efforts through on-site inspections
  • Develop and oversee an internal building systems audit program
  • Provide supplemental assistance as necessary to property management staff and communicate on daily basis to prioritize projects and problems that may need attention
  • Participate in the review of existing facilities and due diligence of planned acquisitions
  • Participate in the solicitation of bid proposals concerning all capital projects including Fire Alarm, Emergency Power Systems, HVAC, Elevators, Plumbing Systems and general building infrastructure
  • Assist with the development of preliminary and final construction budgets
  • Review design documents and obtain a full understanding of the scope of work 
  • Assist with preparation of RFP’s to contractors and participate in the review and awarding of bid packages
  • Set up and maintain system for blueprint/as built drawings for all properties
  • Update and monitor all contractor and construction vendor relationships as required
  • Meet with local town officials as necessary as it relates to any proposed capital improvements / redevelopment plans

QUALIFICATIONS

  • BA/BS degree in structural engineering. PE license a plus
  • A minimum of 5 to 7 years of direct experience in construction and engineering management experience within retail sector, including work on ‘Big Box’ or grocery anchor shopping centers.  NYC parking garage industry experience a plus
  • Experience in all aspects of mechanical, electrical, life/safety and plumbing operations in commercial property
  • Ability to read and interpret all construction and engineering documents
  • Demonstrated knowledge of local codes and regulations required
  • Knowledgeable in ADA and OSHA requirements
  • Strong communications and organizational skills.  Ability to facilitate presentations and communicate effectively
  • Ability to work independently as well as an effective team member or leader
  • Ability to organize, set priorities and motivate others
  • Strong leadership and problem solving skills
  • Demonstrated ability to respond to a variety of multiple tasks/situations with both creativity and resourcefulness
Proficiency with computers and related business software, database and spreadsheet packages to include Word, Excel, and PowerPoint
