Our Client, a NYC based Owner of Commercial B Buildings, is searching for a Property Manager to Manage 5 Buildings.
Skills:
- Proficient in Word and Excel
- Good oral and written communication skills
- Team player, works well with others
- Highly organized
- Ability to understand financial statements
- Strong budgeting and budget analysis capability
- Ability to “manage by the numbers”
- Experience in managing building staff and contractors
- Knowledge of construction
- Ability to tactfully deal with Tenants
- Understanding of commercial lease language
General Building Management:
- Implement and coordinate all aspects of project management, physical plant modifications and maintenance
- Direct the day-to-day activities of Building Super and contractors
- Handle all Tenant Relations issues
- Manage the Security function at each building
- Coordinate Tenant move-in’s and move out’s
- Approve/coordinate Tenant Service requests
- Responsible for maintaining the buildings in conformance with standards
- Deal with governmental agencies regarding various issues and regulations
- Responsible for rent collections
Accounting:
- Responsibility for budgeting and monthly variance analysis reports
- Create/verify Rent Rolls for each building on a quarterly basis
- Approve all payables for each property
- Approve monthly tenant invoices including escalations
- Approve weekly payroll for each building
Qualifications:
- 10 years related experience in commercial real estate
- Bachelors degree (real estate or finance a plus)
- Strong Microsoft Excel and analytic capability
